Landlords - Are you with the wrong agent?

Don't mis-understand us.. many letting agents are very reputable and do try to give a good service.

However, check this short list to see if your agent still operates Dickensian methods or if they operate in the 21st Century..

Does your Letting Agent:
Take more than a few days to get your rent to you?	Why do they do that ? Is it because they are inefficient or because they want to keep the money in their client account? In the old days this was to collect more interest on their client account.. (more detail..)
Of course right now, there's hardly any interest to be had, but it will return, and just think, if they hold on to your rent for a month as well as the deposit, then they are effectively holding 2 months worth of rent for each property they manage. We believe this is wrong and is why it is part of our core philosophy that we don't hold on to any money we don't need to. In fact any rent we receive for you is sent the following morning so it should get into your account in 3 working days
Charge you commission AGAIN if you decide to leave?	Hardly seems fair does it? You pay them to find a tenant and then they want to charge you again if you are fed up with them and want to leave? Check your contract now! (more detail..)
We have a lot of landlords wanting to move to us that feel trapped by their current agency terms requiring the payment of an additional 'commission' at the end if the tenant they found remains in the property. We feel this is unfair. We ask for simply 90 days notice and make no further chares other than our management fees. We are investigating to see if this type of term is in fact 'unfair' under the consumer contract terms, as the recent case agains Foxtons ( a large London agent) has brought Agency contracts with Landlords into the consumer domain.

This is a particularly unsavoury practice and a lot of times the contractors are as much victims as the landlords. It is performed by a surprising number of agents. (not all).. We will never do this and we prefer to pass any savings on to our clients.
